5 Chancery Lane

Ardmore are the main contractor for LS Estates redevelopment of 5 Chancery Lane. The proposal increasing the GEA of the existing building by 15% through infilling an existing atrium and the incorporation of two new floors and a roof terrace constructed with a state-of-the-art cross-laminated timber structure.

Originally built in 1910, the sustainable retrofitting of 5 Chancery Lane will offer 100,000 sq ft of modern office space at the heart of London between Holborn and Fleet Street. The proposed design provides an estimated 540 tonnes CO2 saving per annum compared to the existing building (the equivalent to 43 buses).

By retaining 86% of the existing building structure, this redevelopment effort will save 4,800 tonnes of CO2, while also reducing construction waste. The office space has been meticulously designed to minimise operational energy carbon, and water consumption through tailored operational procedures.

The retrofit scheme not only boasts a low embodied carbon cost but also aims to drive carbon efficiency throughout the building’s operational life. Pre-assessed as meeting BREEAM Excellent requirements.
