We’re going behind the hoardings at 5 Chancery Lane, where we’re transforming this historic building into 105,637 sqft of Grade A office space, combining modern sustainability with heritage charm.

Our retrofit approach focuses on significantly reducing operational carbon and water use, meeting the latest standards for commercial energy performance. Pre-assessed to achieve a BREEAM “Excellent” rating and an Energy Performance Certificate (EPC) Band A, this building sets a new standard for sustainable, efficient design.

In retaining 86% of the existing structure, we save 4,800 tonnes of CO2e, with a forecast upfront embodied carbon of 402 kgCO2e/m²—33% below the Greater London Authority’s target.

Our team is undertaking the intricate demolition of the top floors to make way for two new floors, a cutting-edge cross laminated timber structure, parabola glass and a roof terrace. This addition combines modern materials with a timeless design aesthetic.

Working on a small footprint and managing simultaneous demolition and construction—while safely installing temporary works without a roof—makes this a unique and challenging project.
