Behind the hoardings at West Cromwell Road is a dedicated team delivering one of the most complex mixed-use schemes in the Royal Borough of Kensington and Chelsea.
With 462 apartments across seven new blocks, including a 33-storey tower, the project combines major structural engineering, intricate logistics and collaborative problem solving to transform this constrained urban site.
For construction manager Lee Thompson, the scale and coordination involved in delivering the reinforced concrete frame has been one of the defining challenges of the project. “Our team does an amazing job with all the temporary works in place and we’re delivering a huge amount of work. The hardest challenge is timing. Because the building is so tall, high winds can sometimes stop crane operations near the top, which impacts progress. On top of that, the logistics are incredibly complex with neighbouring residents, Tesco, and TfL infrastructure.”
Senior engineer Kumar, who has worked at Ardmore for 25 years, says the project demands constant innovation from the engineering team. “Every day we’re creating engineering solutions on site and finding ways to make things easier for the subcontractors and designers. One of the biggest challenges is logistics. Even a large concrete pour has to come through one gate and one road, so coordinating deliveries of large lorries takes a lot of planning.”
Assistant engineer Hussein has been heavily involved in one of the project’s most technically demanding elements: building above the existing car park structure. “There are a lot of elements happening all at once. We’re building on top of an existing structure, and we had to work around where the new columns would go while demolition works were also taking place, cutting through slabs and installing beams and girders to support the new structure.”
For quantity surveyor Dolly, the project has provided valuable opportunities for professional growth and exposure to larger-scale packages. “Being here has helped me grow a lot. I’ve been promoted and had the opportunity to work on high-value packages that I hadn’t experienced before. The project pushes you every day to think outside the box.”
Anna, the project’s quality assurance manager, believes the scale and complexity of the scheme has strengthened the team. “One of the biggest challenges has been ensuring all the documentation and quality procedures are in place across such a large project. I’ve learned a huge amount here, particularly about communication and bringing people together to work effectively as a team.”
West Cromwell Road is a project defined by engineering complexity and collaboration. From constructing a major transfer structure above the existing Tesco car park to coordinating works on a highly constrained site, the team continues to overcome challenges while shaping a significant new addition to the London skyline.
