West Cromwell Road is a major mixed-use scheme providing 462 apartments within seven new blocks. The tallest block, on the corner of West Cromwell and Warwick Road, rises up to 33-storeys, making it one of the tallest buildings in the Royal Borough of Kensington and Chelsea.
Ardmore are currently on site carrying out the main works, following a 12-month PCSA period that saw our team input cost and buildability advice to de-risk the project. During the PCSA prepared and discharged all pre-commencement conditions, negotiated an APA with Network Rail, and agreed a contentious phasing strategy with an adjoining Tesco store.
The existing Tesco store and car park presented a major risk to the project deliverability, as a complex constraint in delivering the new structure. The proposed column grid for the new residential blocks is irregular and did not align with the existing car park grid, requiring an extensive transfer structure above the car park, constructed from 1,500 tonnes of steel plate girders. This allows the loads from the blocks above to be transferred into now columns constructed around the existing car park frame.
